### WHAT IS INCLUDED AND WHAT IS NOT PROMISED

The Land Registry and the Cadastre do not always say the same thing about the same property, and the difference shows up exactly when you want to sell, inherit or mortgage. Mortgages paid off years ago are also routinely still registered.

What it includes: registry search and review of the registry and cadastral position; registry cancellation of charges already extinguished; proceedings to correct surface area or boundaries. What it does not include: it does not include registry or notarial fees or the associated taxes, which are the party's cost.

#### DOCUMENTS YOU WILL NEED

- Title deed.
- Cadastral reference.
- Certificate that the loan has been repaid, where a mortgage is being cancelled.

Once your documents are complete, we prepare the file between 2 and 6 working days.

The Land Registry reviews within a maximum of fifteen days from the presentation entry; a cancellation usually resolves within weeks, and correcting the recorded area can take months and requires notice to neighbouring owners.

### How it works

1. **WE IDENTIFY THE EXACT PROCEDURE** We request the land registry search and the cadastral certificate and tell you whether what is recorded matches reality and what needs correcting.
2. **DOCUMENT LIST AND QUOTE** We ask for the deed, the property tax receipt and, to cancel a charge, the proof that it is extinguished. Price agreed, registry fees apart.
3. **FILING AND RECEIPT** We file the cancellation, the surface or boundary correction with the registry or the cadastre that applies.
4. **TRACKING AND CORRECTIONS** We follow the assessment and hand you the updated search once the entry is made.

I PAID OFF THE MORTGAGE AND IT IS STILL REGISTERED.

Very common. Registry cancellation is separate from repayment and has to be applied for.

THE REGISTRY AND CADASTRE DO NOT MATCH.

There is a procedure to reconcile them. We look at which fits and whether neighbours must be notified.

DO I NEED A NOTARY?
